The problem

Most luxury real estate websites are static brochures. A grid of listings, a contact form, maybe a chatbot that loops three canned replies before dumping the visitor into a generic inbox. Meanwhile the actual buying journey for a $1M+ Caribbean property is research-heavy and cross-border: buyers compare islands, ask about residency and financing, want to understand HOA fees and rental yields, and almost never make it past the first form-fill before the trail goes cold.

Blue Parrot Realty was built on a different premise: that a luxury real estate site should feel like talking to a thoughtful local broker the moment you land on it — one who knows every listing, every neighborhood, and every tax and ownership wrinkle across three countries, and who can hand a qualified, ready-to-tour buyer to a human realtor at exactly the right moment.

The approach

Blue Parrot is a single Next.js application covering luxury inventory across Turks & Caicos, the Dominican Republic, and Colombia. Roughly 1,000 listings are indexed, normalized into a unified Supabase schema, and rendered with the full SEO graph that luxury real estate sites almost never bother with.

Lexi — the AI-powered virtual assistant. The differentiator. Lexi is embedded on every page and trained on the full listing catalog plus a curated knowledge base covering each market — buying process, residency programs, closing costs, HOA structures, rental yields, school zones, and neighborhood character. She qualifies buyers conversationally (budget, timeline, must-haves, financing posture), answers market questions a normal chatbot couldn't touch, and books warm, qualified buyers into the realtor's calendar instead of dumping them into a contact form.

Listings, search, and SEO graph. Every listing is published with RealEstateListing JSON-LD, OpenGraph cards, and a dynamic sitemap, so individual properties rank on their own and surface cleanly when shared. Filtering covers country, region, price band, beds, baths, property type, and waterfront status — with URL-addressable filter state so any search can be linked, saved, or run as a saved search.

Custom admin with MLS sync. Rather than bolting onto a third-party CRM, Blue Parrot ships a custom admin panel. Listings sync from MLS feeds, get enriched with neighborhood metadata, and can be hand-edited for the luxury fields MLS doesn't cover well (architect, year renovated, view orientation, dock specs). New listings publish in seconds, not the hours typical of off-the-shelf real estate platforms.

Image pipeline and performance. Property photos are stored in Vercel Blob, served through the Next.js image optimizer, and lazy-loaded with blur placeholders so listing pages stay fast even when a property has forty photos. Lighthouse scores hold in the high 90s across mobile and desktop — table stakes for SEO, rare for a real estate site.

Lead routing and notifications. When Lexi qualifies a buyer or a contact form is submitted, the lead is written to Supabase, classified, and routed to the right realtor via Resend with full conversation context — so the realtor walks into the first call already knowing budget, timeline, and the three listings the buyer cared about most.

Status

Blue Parrot is live and actively ship-managed across three markets. The platform is brand-new — performance metrics will follow as the site matures and the realtor team scales — but the product itself is in production: real listings, real buyer conversations, real lead handoffs.

The bet is simple. Luxury real estate is one of the last industries where the digital experience trails the offline one. Most $5M listings live on websites that look like 2014. Blue Parrot is what happens when you treat a real estate platform like a real software product — and put an AI-powered closer on the front of it.
