The problem
Boutique and independent hotels sit on their single most valuable asset and barely touch it: the guests who have already stayed and loved the place. Past guests convert at a fraction of the cost of a cold traveler, carry no commission, and need no paid acquisition — yet most independent properties have no systematic way to reach them again.
Instead, the same hotels hand 15–30% of every booking to OTAs like Booking.com and Expedia, then watch loyal guests rebook through those same channels at full commission. The guest data needed to fix this is locked inside the property’s PMS, scattered across stay records that no one has the time or tooling to segment, write to, and measure. Revinue was built on a different premise: that a property’s own past guests should be its most profitable, commission-free channel — and that reactivating them should be fully automated.
The approach
Revinue is a single Next.js application with Claude wired in as the writing engine, connected natively to a property’s property-management system. It collapses what would otherwise be a CRM, an email platform, a data-segmentation tool, and an attribution dashboard into one product purpose-built for independent hospitality.
Native PMS sync. Revinue connects directly to a property’s Cloudbeds account and pulls past-guest and stay history automatically — no CSV exports, no manual uploads. Guest records stay current as new stays close, so every campaign always reflects who has actually walked through the door.
Intelligent segmentation. Guests are segmented automatically by last stay, visit count, room type, and spend, so a property can speak differently to a returning suite guest than to a one-time off-season visitor — without anyone building a spreadsheet.
AI-personalized reactivation. Claude writes individually personalized reactivation emails in the property’s own brand voice, drawn from each guest’s history, and sends them on an intelligent cadence. Replies are classified automatically so the front desk only ever sees the conversations that need a human.
Revenue attribution down to the dollar. Bookings driven by reactivation campaigns are attributed back to the exact message that produced them, so a property knows precisely which campaigns drove revenue — not a vanity open rate.
Privacy by design
Guest data is sensitive, and hospitality data doubly so. Revinue keeps every guest record inside the property’s own account, with row-level security enforced on every record in the database itself, so one property can never see another’s guests. Every reactivation email ships with a compliant one-click unsubscribe, and a guest who opts out is honored everywhere, automatically.
The pilot
Revinue’s first pilot is Coral Gardens, an 18-suite boutique resort on Grace Bay Beach in Turks & Caicos — exactly the kind of independent, high-touch property that has loyal guests but no machine to bring them back.
